UA began leasing this theatre from Fourth Avenue Theatres in 1970 and began closing it temporarily around 1977.

Around the same time, the building's owners Fourth Avenue Theatres, gifted the theatre to the city, while UA continued to operate the theatre sporadically until late 1978.
